President Jim Belfiore has 13 years experience in market research. From 2000 to 2005, he served as Vice President of Market Research and Investment Manager for one of the largest off-balance sheet financing organizations in the United States, co-underwriting an estimated $1.5 Billion of residential real estate in the top 20 U.S. metro areas. Prior to this, he helped build the largest multi-family brokerage firm in the U.S., from 8 to 23 offices, as its National Research Director.

  • Relationships are our first priority. Without strong relationships with our clients and information providers, we will not reach our potential. We demonstrate our commitment to them with respect, prompt service, and accurate information.
  • Understanding the clients needs. Without a firm understanding of the goals to be accomplished in an assignment, a client’s needs cannot be met. Our first step in understanding every assignment is a meeting in which the client shares desired goals and outcomes.
  • Thorough research. Cutting corners is not an option and all resources must be utilized in completing market and / or consumer research. Research must be thorough and thoughtful. We take ownership of our assignments.
  • Nothing replaces “on the ground” research. Several data resources are available in industry, but none of these resources educates more than field research. BREC proactively collects data from a minimum of 250 sales offices on a monthly basis. Additionally, BREC personnel meet with homebuilding and lending industry professionals, auditors, investors, and periphery business leaders that affect the outcome of future conditions. BREC pulls these resources together to bring you a more complete view of where the market is and where it is going.

  • Custom Comprehensive Master Planned Community Plan in Northeast Phoenix. Belfiore Real Estate Consulting researched actively selling subdivisions in Northeast Phoenix and Scottsdale to provide a plan for a 400-acre state land site. Unique product lines and amenities were recommended, with home sale forecasts through sell-out.
  • Custom Market and Consumer Research Feasibility Study for a developer considering the development of a 2,500-lot project in Florence, Arizona. Belfiore Real Estate Consulting incorporated comprehensive Florence, Coolidge, and Queen Creek market research with exit interview consumer research to create a custom study for its client.
  • Market Update Presentations for professionals in New York, Boston, San Francisco. Belfiore Real Estate Consulting regularly conducts in-person presentations in these areas for particular clients. Additionally, presentations are given via conference calls throughout the U.S.
  • Asset Management Reports.   • Custom Market Feasibility Studies of Medium and High Density Projects in Gilbert, North Peoria, Tempe, and Surprise, Arizona. Home builder clients sought an understanding of what types of medium and high density product was common in the marketplace, what buyers accepted, what product was selling best, and direction on what the client should build. Belfiore Real Estate Consulting found several options that were feasible.
  • Custom Market Feasibility Study in Master Planned Community located in Goodyear, Arizona. Market conditions have driven several builders to drop land options in the master planned community. A finance company requested Belfiore Real Estate Consulting provide a custom study on the feasibility of selling homes at current land offering prices.
  • Custom Comprehensive Master Planned Community Plans and Feasibility Studies through Northern and Southern Arizona, Southern California, Las Vegas, and Missouri. Belfiore Real Estate Consulting has assembled plans and completed several challenging studies throughout the United States.
