Elliott D. Pollack is CEO of Elliott D. Pollack and Company, an economic and real estate consulting firm in Scottsdale, Arizona established in 1987. The firm serves a broad range of clients in both the public and private sector ranging from law firms, utilities, banks, retailers, major service firms and real estate related companies to states, counties, Native American communities, cities and universities for both business and policy issues. The firm maintains the most comprehensive economic
database in Arizona.
Mr. Pollack is widely sought after as a speaker for economic, policy, fiscal and economic impact, and real estate issues. He is also sought after by local, regional and national news media as an expert source of economic and real estate matters. Mr. Pollack has been an expert witness in litigations where
detailed information was needed on the economy and/ or its real estate markets. He has testified extensively on interest rates. Through affiliate companies, Mr. Pollack has syndicated, master planned and brought to development numerous properties in Arizona. He is recognized for his expertise in both national and local real estate trends.
Pollack is a consulting economist to Arizona State University and co-editor of the Arizona and Greater Phoenix Blue Chip economic forecasts published by ASU’s Economic Outlook Center. Background Pollack has degrees from Boston University and the University of Southern California. He has been a practicing economist for 45 years. For 14 of those years Pollack was chief economist for the largest bank in the Rocky Mountain States. For the last 29 years he has been president of an economic and real estate consulting firm that bears his name.
Over the years he has examined many facets of international, national and regional economies. While at Valley National Bank, his analysis included building econometric models of the state and local economies and asset liability models of the bank itself. He also was editor of VNB’s monthly economic publications and its annual statistical review.
Through the years he has held many professional roles including student, teacher, author, peer reviewer, consultant, expert for media and court purposes and board member. He has taught economics and has written more than a thousand articles over the years. Pollack’s job has been to help clarify how current and future economic conditions fit into the decision process, as well as to explain how past decisions relate to the present situation. He has developed models of real estate value appreciation for the Phoenix area that are devoted to analyzing alternative land use strategies for property and economic feasibility.

President & Founder, Everest Holdings
Joe Blackbourn founded Everest Holdings in 2002. In twenty-five plus years in the real estate industry, Joe has had direct involvement with the investment side of transactions with aggregate value well in excess of $1 billion, including office buildings, master-planned communities, multifamily communities, shopping centers, hotel properties, business parks, mixed-use developments, residential land, commercial land, mortgage pools, and portfolios of distressed assets. His experience includes successful outcomes for many complex underwriting, capitalization and asset management challenges. Blackbourn has been directly involved in real estate assets that include approximately 1.5 million square feet of improved office buildings, 2,500+ hotel rooms, residential communities comprised of 7,500+ approved dwelling units and several millions of square feet of commercial FAR land. He estimates that these investments have produced an aggregate, weighted internal rate of return in excess of 30 percent.
Mr. Blackbourn holds a Bachelor of Science degree from the University of Wisconsin-Madison and performed post-graduate work at the University of Wisconsin-Madison and Arizona State University. He is active in the Urban Land Institute (ULI) as a member of a national product council and a past Chairman, Vice Chairman and Treasurer of the Arizona District Council. He currently serves on ULI’s Executive Committee, Technical Advisory Panel (AZTAP) Committee and is its Advisor to YLG’s Partnership Forum, ULI’s model mentorship program.
Joe is a member of Lambda Alpha International and the National Association for Industrial and Office Parks. He currently serves on the Board of Directors of First Place Arizona, an organization formed to develop a new residential prototype for adults with developmental disorders.
Past service includes membership on Arizona State University’s Council for Design Excellence and service on the Boards of Directors for SARRC (Southwest Autism Research and Resource Center), the Advisory Board for ASU’s Master in Real Estate Development transdisciplinary program, and Kivel Campus of Care, a leading continuous care facility serving the Jewish community of Greater Phoenix.

Mr. Warren is President of Maracay Homes, a member of the TRI Pointe Group (NYSE: TPH) family of homebuilders. Maracay Homes is a Scottsdale, Arizona-based builder that focuses exclusively on the Arizona market, building communities in the greater Phoenix and Tucson areas.
Before joining Maracay Homes in 2009, Mr. Warren devoted five years as Partner and Chief Operating Officer of EYA, LLC, a private, urban-infill homebuilder and developer based in Bethesda, Maryland, servicing the Washington, D.C. area. Prior to that, Mr. Warren spent 16 years in various capacities with Bethesda Maryland-based Winchester Homes, ultimately serving as the company’s Executive Vice President.
Mr. Warren is an Executive Committee Board Member and serves as Vice Chairman of the Greater Phoenix Economic Council (GPEC); he received GPEC’s Distinguished Service Award in 2012. Mr. Warren is also a Board Member with the Homebuilder’s Association of Central Arizona (HBACA), and serves on the Urban Land Institute (ULI) Arizona Advisory Board. Mr. Warren holds an MBA degree in Finance from George Washington University and a bachelor’s degree in Business Administration from Wake Forest University.
President and Chief Executive Officer, Taylor Morrison Home Corporation
Sheryl Palmer is the chairman, president and chief executive officer of Taylor Morrison Home Corporation, a leading national homebuilder and developer based in Scottsdale, Arizona. Since 2007, Ms. Palmer has overseen a highly experienced leadership team in several key national homebuilding markets. With more than 25 years of hands-on building experience, including leadership in land acquisition, sales and marketing, development and operations management, Ms. Palmer has been able to lead Taylor Morrison into the top ranks of American’s largest public homebuilders, following the company’s IPO in 2013.
Currently, Ms. Palmer is implementing a new business strategy focused on expanding the company’s U.S. footprint. As part this initiative, Taylor Morrison sold its Canadian business to Mattamy Homes in late 2014. In 2015, Taylor Morrison successfully acquired JEH Homes in Atlanta, Georgia and the Chicago, Charlotte and Raleigh divisions of Orleans homes, marking the company’s entrance into four new major metropolitan markets. Earlier this year, Taylor Morrison also acquired Acadia Homes another homebuilder in Atlanta.
Ms. Palmer has spent most of her career in the Arizona, California and Nevada real estate markets. Prior to Taylor Morrison, Ms. Palmer was a division president at Blackhawk Corporation, a builder of active adult communities based in northern California. In addition, she served with Pulte Homes for more than five years, beginning in the Phoenix market and ultimately serving as Nevada area president, supervising all aspects of operations for its Del Webb and Pulte communities.
Ms. Palmer and her husband split their time between Scottsdale and Las Vegas. When she’s not working or travelling between Taylor Morrison’s divisions, she loves spending time with her three children and grandchildren.

Jordan Rose started Rose Law Group pc leasing space for just herself in another lawyer’s storage room and has, in seventeen years, grown the firm to the largest woman owned Law Firm in Arizona history.
